Basic but the price is right, gravel sites are level, and it has all the amenities you need. We didn't have to unhook from our 5th wheel and we parked the chaser car behind our trailer. Everyone was super friendly. There is a shop where you check in that sells jerky, jelly, pecan pies, etc. The pecan pie was awesome! The laundry room has 4 washing machines and 4 dryers. We paid $21 including the tax (March 2023). It's like how RV parks used to be - reasonably priced with everything you need. There's even a food truck on site selling Mexican food so if you don't want to cook, you don't need to drive anywhere.

Practical tradeoffs include a bumpy access road reported by some visitors and proximity to active freight tracks, which can bring nighttime noise.
