Large grass lots, only draw back there is you need to mow or pay somebody else to mow. monthly rate is good currently $336 plus eletric or $476 they pay eletric. water sewer and cable tv paid. If you want internet I think it's an extra $45 per month I use my phone currently T-Mobile works great in this area.
