Yes, yes, and yes to everything you said, Mark. We stayed here longer than intended due to a medical emergency and the owners were very helpful during this time.

I really liked this park but my wife did not; since I am writing the review you get my opinion! A large park located in an urban setting with immediate access to the River Trail bike path. There are grocery, hardware, and other stores just across (actually under) the highway from here. The office staff was a bit off but professional and got us assigned. The sites are very good sized and have enough, not a lot, room between one another. Mowed grass patios and gravel pads (although some of the longer term sites are paved). You are sandwiched between two major roadways so there is a din of city traffic most hours. It is an urban campground so that can be expected. Verizon 3G is super fast and 4G is adequate, 4-5 bars for calls. Access is through a neighbor and by some industrial businesses and then under a 14' clearance train bridge (never saw a train during our 3 day stay). The cons are some of the longer term rigs are a bit older and used looking, the short term sites are on crushed gravel and are very unlevel, they have a storage row in the back that brings down the appearance ambiance of the place, and the price is high for short term stays ($37 per night with discount). I would stay here again without hesitation.
