Convenient location to my work site. Absolutely a no frills RV park. Located near some fast food joints, a Waffle House and local hotel chains and fuel stations. Staff is friendly and that's about it. Park is very run down. Near the front entrance is a small shack that looks run-down. There are piles of asphalt and many scattered bricks around a defunct propane refill tank. Looks so sloppy. There appears to be little effort in park maintenance, trash is scattered all over, especially the overflowing dumpsters. The pool has not been used for years. Nothing for children or pets. The roads in some places are so rutted that driving is a chore. Park personnel have said the trash isn't their responsibility. Furniture and bed mattresses are stacked by the dumpsters. There are abandoned RVs in the park that are very unsightly. The park advertises restrooms and laundry facilities. These are only open starting mid to late morning and closing by 5pm. Last load of laundry must be in by 4pm. Everything locked up at 6pm. No outside access for restrooms. No storm shelter. No full-time on-site personnel. If a serious storm rolls in, you're on your own. We were told by office staff to go to the Love's station nearby and use their walk-in fridge for cover. Long-term (monthly) is only $500/month incl. electricity, so yes, a good price. Wifi is basic, they tell you that upfront. If you have trouble with it they make you reach out to the internet provider yourself...it's apparently not their responsibility. Water pressure is about 20 psi at our site...don't expect an invigorating shower experience. Lawn maintenance is done by a small group of people who do an an unimpressive job using just residential push mowers. Trimming around the campers doesn't happen often. I feel bad for the mowing people because they are under equipped to mow the acres expected of them. In some areas of the park grass and mostly weeds are 3-4 feet tall. In May, when we checked in, the water hook-up was covered with pink insulation and plastic bags. By this time of the year the sites should of been prepped for customers. Pulling off the insulation was no fun as spiders were encountered. Many camp sites have the insulation pulled off and you can see the pink stuff shattered around the park. Dog poop is all over...no dog park. Many residents are seen walking their dogs, most with owners notpicking up after the animals. Dogs run loose around the park. We reported this to the office and we were told to get a picture of the offenders...really? Recommend the park look more welcoming, clean up and spruce up. It looks like no pride in appearance. The owners act as if it's a privilege for us to stay there. As a hospitality host they fall short.

Small long-term RV park close to I-35 where many guests praise friendly, helpful management who frequently check and assist with electrical hookups and can accommodate late arrivals. Sites are basic with gravel pads and dated facilities; roads and pads can be uneven with potholes, and a few visitors reported sewer/connection issues. Front sites are noticeably affected by highway noise, while spots farther back are quieter. Good for budget-minded long-termers or an overnight stop if you accept these tradeoffs; those wanting newer, quieter, level sites with full amenities may prefer other options.
